Viability Assessment for Lendlease’s “One the Elephant”

Dear Southwark Council,

I am requesting a full unreacted copy of the viability assessment submitted by Lendlease in conjunction with its planning application for ‘One the Elephant’ on the site of the former Elephant and Castle leisure centre (ref:12/AP/2239).

Given that the viability assessment justified the provision of zero affordable housing and given the concerns around Lendlease’s viability assessment for the Heygate redevelopment, we consider it in the public interest for this information to be released.

Thank you for your request for information that was received on 21 October
2016 in which you requested:

interest for this information to be released.

Your request has been dealt with under Environmental Information
Regulations (EIR) 2004.

Please note that we are agreeing to release this information as the scheme
it relates to is now built and almost fully occupied. Information has only
been redacted where it is relevant to on-going commercial transactions or
is a trade secret of the development model.  Therefore these are done in
accordance with Regulation 12 (5) (e) – the confidentiality of commercial
interest or industrial information where such confidentiality is provided
by law to protect a legitimate economic interest and Regulation 12(3) –
personal data on page1.
