Thank you for your recent request for information in which you asked:

“Please provide your application process in order for a landlord to
provide supported housing exempt accommodation with support.  If this
service is not available under Wirral Metropolitan Borough Council, please
send a list of Supported Housing providers in Wirral who we can contact to
determine if private landlords can operate under their exempt
accommodation.”

 

In response we can advise that when considering an application, the LA
consider the following to determine what type of accommodation the
individual requires, based on who provides the care, support or
supervision and the level provided is more than minimal.  Specified Exempt
Accommodation is where a person, usually classed as “vulnerable”,  is
placed in accommodation provided by a county council, a housing
association, a registered charity or a voluntary organisation and where
that body, or an organisation acting on its behalf, provides the tenant
with more than minimal care, support or supervision.

 

Managed Properties are supported or specified accommodation which cannot
be treated as ‘exempt accommodation’ because the care, support and
supervision is provided by an organisation other than the landlord and
there is no contractual agreement between the landlord and the care
provider.

As a private landlord, providing support to tenants, please can you advise the link/application form which we need to complete in order to offer a property for exempt accommodation.

Further to your email of 24 September 2020, we would draw your attention
to the definition which states “Specified Exempt Accommodation is where a
person, usually classed as “vulnerable”,  is

placed in accommodation provided by a county council, a housing
association, a registered charity or a voluntary organisation and where
that body, or an organisation acting on its behalf, provides the tenant
with more than minimal care, support or supervision.”

 

Private landlords solely providing support do not meet the above criteria.
