provide the following details of all Properties sold
by Homes for Haringey and any associated departments
under the Right to Buy scheme since 01/01/2014
Please can you detail how many right to buy purchase enquiries were
received from 01/01/2014 up until 01/06/2016
Please could you also detail the number of completed right to buy
purchases during the dates 01/01/2014 up until 01/06/2016
Please could you also provide details on the timescales from the offer letter Section 125 to tenant until completion takes place.

1. How many valuations, resulted in appeals to the district valuer
2. If any, how many of these resulted in an increase of the original valuation

We received 1,257 right to buy applications between the 1^st January 2014
and the 1^st June 2016.
There were 422 completed right to buy purchases between the 1^st January
2014 and the 1^st June 2016.
The timescales between the S125 Offer Notice and the eventual completion
date varied depending on the tenants’ individual circumstances, but
legislative timeframes were adhered to.
I respond to your additional enquiries using the same numbering as
follows:

1. 8. The decreases were as follows: £15,000, £20,000, £25,000, £15,000,
£10,000, £15,000, £20,000 and £5,000.

Many thanks for your very helpful and detailed response.
I have two further questions, I understand that there was no data for 2 bedroom flat prices in N17 in January 2016. Is there any data avaliable for 2 bedroom flat prices for right to buy flats in N17 or within a 3 mile radius of N17 for the period between September 2015 and March 2016? Also, could you please clarify whether the prices you have included exclude anyou applicable right to buy discount (I. E. The discount amount is to be discounted from the prices you have provided) .
additional, could you please let me know whether any of the price decreases (following a review) were due to damp and mould on the walls?

market values i.e. before any discount is applied.

Finally, could you please advise as to whether the results of independent building surveys and valuations have been taken into consideration in the evaluation of the District Valuer where the valuation provided by Homes for Haringey has been contested?

The information requested is below.
The average valuation of a two bedroom flat in N17 between the 1^st August
2015 and the 31^st December 2015 was £217,000. There is no comparable data
for the period between January 2016 and July 2016.
The District Valuer does not undertake a detailed site survey, building
survey or inspection of covered, unexposed or inaccessible parts of the
property nor are the services tested. If the District Valuer deems further
investigation to be necessary, specialist reports will be obtained.
The District Valuer’s valuation comprises a departure from the RICS
Valuation Standards. For Right to Buy valuations and determinations of
value the basis of valuation will be in accordance with section 127
Housing Act 1985 as amended by the Housing and Planning ACT 1986 and the
Housing Act 1996 (Consequential Amendments) Order 1997.
