Response to this request is long overdue. Although not legally required to do so, we would have expected Guinness Housing to have responded by now (details). You can complain by requesting an internal review.

To Whom It May Concern:

There is word that Guinness and Agudas Israel may have agreed to Agudas Israel re-developing at least one building on the estate, viz. Adams House. If not Agudas Israel, perhaps HILL, the company building the estate on the north side of Guinness Trust Stamford Hill Estate for Aguda Israel?

It is said that in one or more blocks of flats, new tenants are offered short term tenancies - five years was mentioned to me. This leaves me wondering whether one cause for such short term tenancies might be a planned re-development of the estate?

As an assured tenant, I feel entitled to be kept informed about any intention by Guinness Trust to re-develop the estate, especially if such re-development entails the loss of a number of homes for some quarters of the community.

Both the building of the Agudas Israel estate and the one on the other side of the street are clearly designed for people able to pay full market rates. Add to this the intensifying economic activity in Stoke Newington High Street and Church Street, and clearly, the area is becoming ever more better heeled, attracting a continuous flux of residents with deep pockets.

Clearly, there is an economic opportunity for Guinness Trust to make substantial money by re-developing the estate, re-housing a proportion of the existing community, as they did at Loughborough Park (and no doubt other estates as well), and renting/selling the new flats to the above mentioned residents with deep pockets.

Would you kindly let me know of any intentions Guinness Trust may have to re-develop the estate. And if any such re-development is indeed scheduled, please provide a schedule for works, as well as the implications for the community.
