Qualifying Works Costs (Section 20) and the quality of residential buildings
Dear Lewisham Homes,
I am researching the value of residential capital assets and depreciation vs value added from maintenance.
Please may you facilitate my research by providing the following information. Please separate the costs to the borough from costs to leaseholders. My focus is on costs to the borough for each financial year
1. How many Lewisham Borough Council owned residential property units does Lewisham Homes manage? Please provide the figures for by number of leaseholders and council tenants.
SECTION 20
2. How much did the borough spend on Section 20s for the financial years 2019-20, 2018-19, 2017-18 and 2016-17?
3. Please provide a list of Section 20s issued since April 2016 and the total cost of each Section 20.
4. What was the average cost per Section 20 per residential property per financial year?
REPAIRS AND MAINTENANCE (LOW VALUE)
5. How much did the borough spend on responsive repairs and maintenance for the financial years 2019-20, 2018-19, 2017-18 and 2016-17?
6. What was the average cost per residential property per financial year?
ESTATE SURVEYS
7. Does the borough or one of its providers have a webpage which details the current state of the borough’s residential properties and pending works?
Yours faithfully,
Peter Millian

Your revised FOI – 8959037
Thank you for your email. Please accept our apologies for the delay in
response.
After some investigation we found that your request was mistakenly
withdrawn and closed due to human error. Lewisham Homes was asked to
withdraw a request with a similar reference number. Unfortunately, the

your request by mistake. This error meant that no work has been done on
retrieving the information you requested.
The person responsible has been made aware of their mistake and we have
now reinstated the request under ref. 8959037. The teams have been asked
to complete the request as soon as possible. I sincerely apologise for any
inconvenience caused by this mistake and the delay in response.
This request is being considered and you will receive a response within
the statutory timescale of 20 working-days, subject to the application of
any exemptions. Where consideration is being given to exemptions the 20
working-day timescale may be extended to a period considered reasonable
depending on the nature and circumstances of your request. In such cases
you will be notified and, where possible, a revised time-scale will be
indicated. In all cases we shall attempt to deal with your request at the
earliest opportunity.
There may be a fee payable for the retrieval, collation and provision of
the information requested where the request exceeds the statutory limit or
where disbursements exceed £10. In such cases you will be informed in
writing and your request will be suspended until we receive payment from
you or your request is modified and/or reduced.
Your request may require either full or partial transfer to another public
authority. You will be informed if your request is transferred.
If we are unable to provide you with the information requested we will
notify you of this together with the reason(s) why and details of how you
may appeal (if appropriate).
