Private Registered Provider (housing association) tenancies at Northumberland Park

Haringey Council has now promised to include housing association tenancies within the scope of its Estate Renewal, Re-Housing and Payments Policy.

Can you please provide a Tenure Breakdown including Private Registered Provider (housing association) tenancies, for the 1,985 existing homes within the Northumberland Park site, as shown in Table 1 -1 of Appendix 10 of the proposed HDV's Northumberland Park Business Plan (LBH Cabinet papers 03/07/17, Public Appendices, Items 9 &10: p 986), as follows:

ONE: How many Private Registered Provider tenancies are included amongst the 649 'Private Freehold Units' shown?

TWO: How many of those are scheduled for demolition within the indicative Business Plan?

THREE: How many Private Registered Provider tenancies are included amongst the 325 'Private Leasehold Units' shown?

FOUR: How many of those are scheduled for demolition within the indicative Business Plan?

Thank you for your request for information received on 28 July 2017, in
which you asked for the following information relating to the
Northumberland Park business plan which accompanied the report for the 3
July Cabinet meeting:

 

1)      How many Private Registered Provider tenancies are included
amongst the 649 'Private Freehold Units' shown?

2)      How many of those are scheduled for demolition within the
indicative Business Plan?

3)      How many Private Registered Provider tenancies are included
amongst the 325 'Private Leasehold Units' shown?

4)      How many of those are scheduled for demolition within the
indicative Business Plan?

 

My response is as follows:

 

As part of the HDV bid process, an indicative masterplan for regeneration
was developed for Northumberland Park that was intended to meet the needs
of the local community, including existing and future residents. The bid
process did not allow for community engagement, and therefore any
proposals will be subject to detailed consultation and engagement with the
local community and stakeholders. 

 

On formation of the HDV, due diligence will be progressed, and the
indicative masterplan will be developed, tested and adapted, through
engagement with local residents and stakeholders to create the best
possible regeneration proposal.

 

In this context we can answer your questions as follows based on the
information Lendlease have been provided to date, and high level
investigation they have carried out:

 

1) How many Private Registered Provider tenancies are included amongst the
649 'Private Freehold Units' shown?

It is understood that there are approximately 180 Registered Provider
homes amongst the private freehold units within the indicative masterplan
boundary

 

2) How many of those are scheduled for demolition within the indicative
Business Plan?

It is understood that of these homes approximately 70 registered provider
freehold units are proposed to be demolished in the indicative masterplan

 

3) How many Private Registered Provider tenancies are included amongst the
325 'Private Leasehold Units' shown?

It is understood that there are approximately 60 Registered Provider homes
amongst the private leaseholder units within the indicative masterplan
boundary

 

4) How many of those are scheduled for demolition within the indicative
Business Plan?

It is understood that of these homes approximately 50 registered provider
leasehold units are scheduled for demolition within the indicative
masterplan

 

It is important to stress, as stated above, that the number of homes
indicated for demolition above is a working assumption based on high level
information and therefore may change once the masterplanning and
consultation processes have been completed, and that the numbers of homes
is also likely to vary once full due diligence has been undertaken.
