Dear Stockton on Tees Council,
I am writing to make an open government request for all the information to which I am entitled under the Freedom of Information Act 2000.

Please send me:
1. the ground elevation of plot 20,21,22,23 2.5 story Alton type house
2. the distance from the plots 20,21,22,23 to the Morley Carr Farm Boundary.
3. the minimum distance from Window to Window of Morley Carr Farm plots 20,21,22,33 to the existing houses in Carew & Knaith Close.
4. Please provide the overall separation distance required between Morley Carr Farm plot 20/21 and Carew Close bearing in mind that plot 20&21 are 2.5 storey houses and the elevation difference between the Carew close plots and Morley Carr Farm plots.
Please provide in drawings / layout and format of the details used to establish the overall distances/measurements.

4.8.3 A significant variation in ground levels between properties or differences in the number of stories between dwellings may require an increase in the separation distance, in order to prevent an unacceptable overbearing impact. Where a building is above two-stories in height, an additional 4m distance should be provided for each additional storey. Where there are differences in ground levels the separation distance should be increased by 2m for every 1m rise.

I would like the above information to be provided to me as electronic copies.

(footpath) are;

Plot 20 5.4m

Plot 21 5.5m

Plot 22 5.2m

Plot 23 4.9m

Q3) The minimum distance from Window to Window of Morley Carr Farm plots
20,21,22,33 to the existing houses in Carew & Knaith Close.

Q4) Please provide the overall separation distance required between Morley
Carr Farm plot 20/21 and Carew Close bearing in mind that plot 20 &21 are
2.5 storey houses and the elevation difference between the Carew Close
plots and Morley Carr Farm plots.
Please provide in drawings / layout and format of the details used to
establish the overall distances/measurements.

 

A4) The Minimum separation required would be 21m. This is because 2.5
storey houses (i.e. with a room in the roof space) are treated as a two
storey dwellings. Additionally the existing typographical survey shows
levels of c.35.15 for the grass verge adjacent to the properties of Carew
Close and therefore there are no significant levels change between the
development and Carew Close. 

 

In the event the worst case scenario was applied (i.e.
rear-to-rear/habitable room-to-habitable room overlooking, three storey
dwelling and an allowance for a 1m level change) this would equate to a
requirement for a 27m separation distance (21m + 4m + 2m = 27m).
