Thank you for your recent request. Your request is being considered and
you will receive a response within the statutory timescale of 20 working

Thank you for your request for information held by London Borough of
Lewisham regarding the performance of Lewisham Homes.  We can respond as
below to the questions you have raised.

Any documents which detail the process by which you monitor the
performance of Lewisham Homes, and what measures/KPIs are employed in this
process.

The relationship between the London Borough of Lewisham is established in
the management agreement, which was most recently extended following the
decision of Mayor & Cabinet on 18^th May 2016. Details at the following

The following KPI’s are used by Housing as part of this process.

* ‘Percentage of rent collected, excluding rent due on void properties’
* ‘% of tenants in more than 7 weeks of gross arrears’
* ‘Rent written off as not collectable as a percentage of total rent’
* ‘Average Time to re-let (days)’
* ‘Percentage of emergency repairs completed on time’
* ‘Percentage of urgent repairs completed within timescale’
* ‘Average time to complete non-urgent housing repairs’
* ‘Percentage of non-emergency repairs where appointment was made and
kept’
* ‘Number of Lewisham Homes properties for which a fire risk assessment
is overdue’
* ‘Percentage of Lewisham Homes properties with a current annual gas
safety check’

The aforementioned KPI’s are discussed at regular internal meetings, and
these indicators are also discussed at regular client meetings between the
authority and Lewisham Homes, alongside strategic and general issues which
have arisen.

Any documents which detail the process by which you would take remedial
action against Lewisham Homes, when its performance is found to be
substandard.

The process by which Lewisham Homes is managed by the Council is laid out
within the terms of the above mentioned management agreement.

Records of all occurrences that Lewisham Council has found of substandard
performance by Lewisham Homes.

The performance of Lewisham Homes is regularly monitored as part of
internal meetings and is raised with the Housing Select Committee as part
of an annual reporting. The most recent annual report can be found at the
following location and details the performance of Lewisham Homes during
2015/16.
