Lifetime ISA penalty-free withdrawal for first-time house purchase

You can only withdraw from Lifetime ISAs penalty-free for first-time house purchase if you take on a "mortgage" for the rest of the purchase.

Does it matter if the mortgage loan comes from a commercial lender or can it be a secured loan from a relative for example?
