Information Request: 

Please could supply the following information:

determine the amount of housing benefit payable for the private renting sector.

LHA rates for Peterborough from April 2008 are on the attached spreadsheet.  Additional information requests can be directed to the Valuation Office Agency (VoA) at: [5][email address]  

Before LHA details of rents and the occupancy levels on a claim were sent to the Rent Officer (now part of the Valuation Office Agency VoA)) to provide us with a number of determinations which effectively gave a fair valuation for the rent. This was
then used in the Housing Benefit calculation. Full details can be found in the Housing Benefit Regulations 2006 regulation 13 - [6]http://www.legislation.gov.uk/uksi/2006/....  

The rent officers valuations would give:

- a significantly high rent determination if the rent was considered significantly above reasonable rent
- a size related determination if the property exceeds the claimant's size requirements
- an exceptionally high rent determination if the rent officer is required to give this
- a local reference rent, which is approximately the mid-point of market rents for equivalent properties in the area
- a single room rent, if appropriate in the case
The lowest of the above figures is then used in the calculation of entitlement.
