This request follows legal and mandatory legislation under the European Performance of Buildings Directive and specifically TM44 Air Conditioning Assessments certification. Your Air Conditioning Assessments Certificates should be readily available at all times and be lodged on the government Landmark database. Failure to have appropriate Certificates will be subject to fines of £300 per building, each week.

Furthur to your recent request I have consulted the Health and Safety
executive at London Borough of Havering who has confirmed that this
certification is not required for air conditioning less than 12kw.

 

I can however provide you with the following information from our supplier

 

We can confirm as a Refcom Elite company and a member of B&ES that we
regularly maintain all your air conditioning equipment at intervals of
every 4 months to conform with the European F-Gas regulations and during
these visits we carry out all the important checks to ensure your air
conditioning equipment is working correctly and being energy efficient.

 

The majority of your air conditioning systems are relatively new
incorporating energy efficient inverter technology providing high
performance with low running costs and emissions.

 

Also during these visits we carry out several different tasks which
include:-

 

o Check Systems For Refrigerant Leaks (To ensure system is working
energy efficiently)             
o Check Fan Motors Operation/Condition (To ensure system is working
energy efficiently)             
o Check & Clean All Coils (To ensure system is working energy
efficiently)             
o Check All Electrical Cable Wiring
o Clean/Change Filters As Required (To ensure system is working energy
efficiently)         
o Check/Repair all pipework insulation   
o Clean Fan Impellers
o Check/Clean Condense Pump/Drain Operation
o Clean Fan Coil Casing/Grilles
o Check Units Operation/Controls  (To ensure system is working energy
efficiently)   

 

All these tasks are part of our assessment for energy efficiency and as
you are aware during these visits we will highlight improvements to the
operation of existing systems or recommend to replace older, less energy
efficient systems or oversized systems with new energy efficient systems.
