Housing query
Dear Braintree District Council,
Q1. We are looking to find out if the council has done either of the models below for housing.
• Sale and Leaseback – Leaseback, short for "sale-and-leaseback", is a financial transaction in which one sells an asset and leases it back for the long term; therefore, one continues to be able to use the asset but no longer owns it.
• Income Strip – At its simplest, an income strip investment combines a strong tenant covenant, with a long-term lease and a forward funding arrangement to give an investor a stable and secure income stream. The strong tenant covenant frequently comes from the public sector such as local councils, and the long-term lease often runs between 30 and 50 years.
Q2. Can you advise of weekly rents paid for the following?
1. Temporary accommodation for homeless relief
2. Extra care housing (not including any service charge elements, just the core rent)
3. Housing or beds for adults with complex care needs
Q3. Does the council own any land or disused buildings that they would be prepared to sell and or re purpose?

Your request for information has been processed under the Freedom of
Information Act (FOIA). The Act enables access to information held by the
Council, subject to exemptions contained within the Act. The Act does not
require the Council to create information to respond to a request if the
requested information is not held, nor to give an opinion or comment.

Information not held. The Council does not have any housing stock. Housing
stock was transferred to Eastlight Community Homes (formerly Greenfields
Community Housing) in 2007. We do not hold housing records; therefore, we
are unable to comment whether we used those models at the Council
pre-2007.

The Council only hold information on 4 units owned by the Council as
below, for the use of Temporary accommodation. The figures provided are
for the current and previous financial year.
Charges for 2 flat units 21/22: Weekly occupation charges per unit:
£76.62, Fuel £16.87 = Total £93.49
Charges for 2 flat units 22/23: Weekly occupation charges per unit:
£78.92, Fuel £17.87, Water £7.62 = Total £103.92
Charge for 2 bedsit units 21/22: Weekly occupation charges per unit:
£65.00, Fuel: £16.87 = Total £81.87
Charge for 2 bedsit units 22/23: Weekly occupation charges per unit:
£66.95, Fuel: £17.38, Water £5.31 = Total £89.64

2. Extra care housing (not including any service charge elements,

The Core Rent being paid on Extra Care Scheme in our district is currently
£224.69 per week. We then have eligible charges on top.
