The service have been asked to provide the relevant information, and have
returned to ourselves requesting some clarity from yourself in relation to
questions 5, 6,7 and 8 of your request.

5. Do you have internal teams that service houses? This is a somewhat
ambiguous question. Arguably the Council does not have any “internal
teams” that service houses. Unitas “services” the houses. What does
the requestor mean by “service houses”? This could be interpreted as
undertaking gas and electrical servicing or it could be the responsive
repairs service? Further clarity required to know how to respond as the
answer could be significantly different depending on what is being asked
for.
6. If so what is the size of that team? See response to Q5
7. What systems are used to roster, schedule jobs? Will be dependent on
answer to Q5
8. Do engineers have a mobile app for working? if so who provides this?

Servicing houses meaning:
Reactive / Responsive – ad hoc minor repairs to properties reported day to day.
Planned Servicing / Cyclical / Scheduled – inspection, maintenance or survey jobs scheduled on a repetitive basis (Gas, Electrical, Asbestos, Fire Risk, Legionella, Lifts, etc)
Large Planned Works – Refurbishment of mainly kitchens, bathrooms, roofs, windows and doors. Can also include facias, guttering and other major components of a property that will need to be replaced over time
Voids – when a property is vacated by its current tenants the property becomes “Void” or Empty and during this period of time work is done to bring the property back to a rentable standard
Is this all provided by Unitas or are there any teams that sit within the council who provide this

bungalows and houses);

Response: This is E2E term date to let date. This is for all voids not
just standard voids as;
2021 - 52.7 days
2022 - 46.3 days
2023 - 45.3 days
How many customers were on the waiting list for a house for
2021,2022,2023?
Response: This is the total for that year as at 31^st December as;
2021 - 2119
2022 - 2101
2023 - 2765
What is the average wait time for a customer to get a house?
Response: This is based on the average waiting time for those that were
rehoused only;
2021 - 10 months
2022 - 10 months
2023 - 11 months
5. Do you have internal teams that service houses?
Response: No, the Council does not have any internal teams that service
houses, all services are provided by Unitas Stoke-on-Trent Ltd.
6. If so what is the size of that team?
Response: Not applicable

Response: Not applicable
