Freshney Place financials, first 12 months
Dear North East Lincolnshire Council,
Please provide details of the full financial performance of Freshney Place for the first 12 months of council ownership.
1) a. Gross rental / lease income for first 12 months, exclude revenue from historic arrears.
b. Gross income from the two carparks
2) a. Business rates payable by NELC for vacant units for the 12month period and any other associated dues
b. Are the carprks liable for business rates and if so amount payable by NELC
3) Gross payments to the two 'arms' length management firms Queensberry real estate and Montagu Evans
4) Utility costs for the 12month period (Gas, electricity, water, broadband etc) again include carpark running costs
5) Gross maintenance and repair costs over the 12 months, routine, preventative and exceptional that fall outside the remit / scope of the property / asset managers. Include but seperate carpark maintenance costs.
6) Gross employement costs (outside of the two management firms)
7) misc costs eg insurance, legal, waste disposal, fire / building surveys etc etc
8) any other fixed / variable / operating costs payable by NELC during the 12 month period.
9) Please detail predicted building maintenance spend, centre vulnerbilities (roof, carparks etc) over the next 12months or 24/25 FY

I can confirm that the total business rates payable by NELC for vacant
units for the last 12 months is £53,634.22.
Car parks are rateable for business rates purposes and total £132,096.00
in cost to NELC in respect of business rates at Freshney Place.

confirm that we are in the process of drafting a report which will be
taken to cabinet at a future date.
