Discrepancies in Register
Dear Land Registry,
I refer you to your correspondence of yesterday in which you advised me;
"we do not currently hold the postcode for the property registered under CH494148 being land on the east and west side of Mount Pleasant Road Davenham Northwich".
Our Audit trail proves how last year and by way of my research of this land I was able to prove to you it had been erroneously registered twice with your agency,once by Vale Royal Borough Council 2002, then later by Cheshire West and Chester Council 2009. The land known locally as Butchers Stile Playing Fields,has been owned by Davenham Parish Council since 13th July 1955. You will agree that at that time you had registered CH494148 with a postcode of CW98JQ. I refer you to that correspondence you sent me on the 13th February 2012 in which you advise me you recorded the land to have a post code of CW98JQ. I refer you to your property Register which on the 6th July 2012 proved the land to have a post code of CW98JQ.
Please confirm why you no longer record any post code for CH494148.

Dear Mr Pickthall,
Thank you for your e-mail dated 17th December 2013, the contents of which
are noted.
Our investigation has revealed that you are correct in so far as the
register of title CH494148 did show a post code of CW9 8JQ. However,
following an application for alteration of the register lodged in March
2013 by Cheshire West and Chester Council, which resulted in the land at
the back of 30a to 30f Mount Pleasant Road being removed from the title,
the property description of the land was updated to reflect the land
remaining in the title. It is correct that the property description was
updated in this way and this action follows normal Land Registry
practice. The property description was updated and the postcode removed
because only "land" with no addressable properties is included in the
title.
I note that the registered title prior to the application for alteration
only included “land” with no addressable property. I can only conclude
that the postcode had originally been entered in the register by mistake.
The Land Registry obtains all postcode information from the post office.
If you have any further specific queries about postcodes then I would
recommend contacting the Post Office directly.

thank you for your swift response it is greatly appreciated.
I refer you to that correspondence your agency sent me dated 13th February
2012 where in it advised me at that time that the land titled CH494148
recorded a post code of CW98JQ. Further the documents I purchased from
you agency, 6/7/2012 also prove the land to have post code CW98JQ.
Please confirm how since that time you hold no post code to this land.

Thank you for your email.
The information held by the Land Registry with regard to the property
known as 30a - 30f (inc) Mount Pleasant Road, Davenham, Northwich
registered under title number CH479864 with regards to the postcode for
that property is CW9 8JG.
With regard to the land known as being land on the east and west sides of
Mount Pleasant Road, Davenham, Northwich registered under title number
CH494148 we do not hold any postcode informataion for that area of land.
To confirm this you can
Obtain title plans or registers online
If you have an address or [13]title number (our unique identifying
reference) for the property, you may use our [14]online property search.
Enter the postal address or title number of the property and once you have
registered for the service you can view and download an electronic copy of
its title register.
It costs £3 for the title register and £3 for a title plan, payable by
major credit or debit cards. The title register you download won't be an
'official copy' of the register so it can't be used as evidence in a
court.
To obtain title plans or registers by post
Alternatively, you can request an official copy of the register by
completing [15]form OC1 and posting it to us. Enter the details of the
land/property and the title number (our unique identifying reference) if
you have it, then enter your own details into the applicant fields. If the
land/property is registered, we will post you an official copy of the
title register. Official copies are admissible in court as evidence. The
fees for this service are £7 for an official copy of the title register
and/or £7 for an official copy of the title plan.
If you do not know the title number of the land/property you must write
'Please supply title number' at the head of [16]form OC1 . We will then
complete a search to establish if the property is registered.
We will reject applications with 'Please supply title number' written at
the head of the form if:
• they contain a non-postal address (for instance 'land on the west
side of High Street, Anytown' or '33 Cannon Road and land adjoining,
Anytown')
• they are accompanied by a plan that does not match the property
description
• they reveal more than five title numbers.
With regards to the restrictive covenants The Land Registry is an
Administrative Agency and is unable to give legal advice therefore we do
recommend that you take independent legal advice with regards to this
matter.
