Disclousres WCC using its estate agency to buy back council homes and charge the seller a fee

Dear Westminster City Council,

For all the Westminster ex council home repurchases listed below, where WCC's estate agency operated by CityWest Homes, sold its clients homes back to WCC and charged the sellers 1.75% +VAT from the sale of their home, while CWH was acting for the seller and the buyer in the same transaction and earning fees from both parties:

Please confirm dates and copies of the correspondence or standard templates used that confirm disclosures that:

*CWH trading as CWR, in advance of signing any any estate agency contracts for fees, informed the homeseller that its' owner WCC was likely to buy their homes and home sellers didn't have to pay fees if they sold direct (before the homeseller singed the estate agency contract)

*The dates CWH trading as CWR signed the homeseller to be its estate agency client

*The date and correspondence that confirms the disclosure that CWH trading as CWR informed the homeseller that CWH was acting for WCC the buyer in the same transaction.

*The date that CWH trading as CWR informed the homeseller that WCC pays CWH to act for it as buyer in the same transaction it acts for the homeseller as estate agent

*The date and correspondence that confirms the by CWH trading as CWR disclosed to home sellers below that it receives £5500 by WCC to act as buyer when it is acting as estate agent

*The date and correspondence that CWH trading as CWR disclosed to the home sellers that WCC operates all parties in the same transaction, the agent, the buyer and the solicitor for the buyer.

*The disclosure from CWH trading as CWR when quoting likely sales prices to homesellers it is in the knowledge that its PSC, WCC wishes to buy their home.

*The dates and correspondence of disclosure (if any) where the homeseller was informed that prices were negotiated downwards by CWH, which operates CWR, as it was acting for the buyers interests when supposed to be acting in the sales interests when trading as CWR in the same transaction.
