Demand for Hoylake Golf Resort and Wirral Waters hotel development

The Hoylake Golf Resort (proposal re-launched 2015) includes a 250 bed spa hotel and conference centre - on Greenbelt land. According to Wirralwellmade, the March 2017 website launched to promote the £1billion Birkenhead re-development, plans include "a vibrant waterfront destination with 600 apartments and town houses, a 200-bed hotel and conference venue" - on Brownfield land. The two sites would be less than 10 miles apart.

As part of due diligence and of a business case, what studies have been made of the need for either or both of these hotels and of the impact of one development on the other?

Thank you for your EIR request dated 23rd May 2017 (ref EIR 1181442) in
which you asked:

Wirral Council is marketing exciting regeneration opportunities in a
number of locations across Wirral. The Hoylake Golf Resort is at a more
advanced stage, consequently the basic elements are well defined including
the hotel offer. Leading players in the hotel  and leisure industry have
researched this opportunity and wish to invest in Wirral, recognising the
demand and potential.

 

In reply to your particular concern, it is important to point out that
each project will be considered on its own specific merits as part of the
process to secure planning permission. Furthermore each development
partner will have to consider the market impact of each development,
should planning permission be implemented and the project constructed.
Adjustments between schemes depending on market conditions is a normal
feature of the development industry and each scheme will take account of
the prevailing demand at the appropriate time. Adjustments can obviously
be made but it is important to take account of market segmentation and
note that specific locations can offer different, often complimentary,
opportunities.
