19/01/2021. The service that is dealing with your request have asked if
you could clarify your request in the following ways:

 

• Are they seeking a pure construction-only cost or a full total
expenditure per site including Wandsworth’s directly-incurred fees and
staffing overheads allocated to the delivery of each project?
• With respect to their Part 2, can they explain what they mean by
‘breakdown’?  Are they happy to receive a schedule of homes and number
of bedrooms constructed in each project, or are they seeking costs of
how much have paid proportionate to each size of dwelling?  If the
latter, are they seeking a net mean average cost for each apartment
and/or bedspace-allocation, or a fully proportioned costs, as in many
cases we fund localised landscaping improvements in order to mitigate
the impact of our new homes upon neighbouring residents, plus we also

I refer to your request for information received on 19/02/2021.  Please
see the information below in response to your request: -

 

Please state the mean average cost of a) building and b) purchasing new
council housing for either a) Social Rent or b) Affordable Rent in each of
the last three years?  Please provide a breakdown by the number of
bedrooms in each case.

 

The table below details all units built by Wandsworth Council in the last
three years – a total of 98 new affordable rent homes to date as part of
the Council’s 1,000 homes programme.  The table shows numbers of homes per
property size along with total expenditure and an overall average cost per
unit.  Costs include all associated costs including construction, design
and technical consultancy, and the Council’s staffing overheads.

 

All homes were built for affordable rent, however, a number will have been
let at lower, social rents where tenants were transferring from larger
homes in line with the Council’s objectives to free up larger homes
elsewhere in our housing stock.
