Costs incurred selling the old LFEPA HQ

I am writing in response to your request for information which was
received by the London Fire Brigade Information Access Team on 9 October
2012. You asked:

"...the cost incurred so far in selling your old HQ site please. I would
also like to know how much is the projected total cost for the sale. Can
you also tell me how the tax payer would benefit from the sale once
complete? How are the profits from the sale going to be used?”

Your request was considered under the provisions of the Freedom of
Information Act 2000 (FOIA) and I have dealt with each part of your
request in turn below:

 

“the cost incurred so far in selling your old HQ site”

 

The Authority has incurred  £394,351 to date on the sale of 8 Albert
Embankment. These costs include legal and estate agent’s fees, planning
advice and staff costs.

 

“how much is the projected total cost for the sale”

 

The projected sale costs cannot be estimated as they will be dependent on
the outcome of the Appeal. However based on the Appeal being successful
costs are expected to be  £20,000 in 2012/13.

 

“how the tax payer would benefit from the sale once complete”… “How are
the profits from the sale going to be used”

 

Like the public sector at large, the fire service is facing unprecedented
financial challenges. A successful planning consent for the development
would see taxpayers benefit from a modern new fire station  which is self
funded and which will provide a welcoming and accessible facility for the
community as well as a permanent place for the  memorials to former fire
fighters. Completing the sale of Albert Embankment will also generate a
receipt which will allow us to make further essential investment in our
estate without increasing our borrowing and associated revenue costs. 
This is essential given the significant savings required by the Authority
for 2013/14 and 2014/15.

 

The site’s redevelopment will mean desperately needed homes for Londoners
along with the regeneration and modernisation of a landmark building which
has now been vacant for over 4 years.  Local residents will benefit from a
state of the art fire station on their doorstep which will retain its
intended use and a development that will bring life into an underutilised
part of Lambeth.
