X18-01: Rectory Road, Coltishall 
 
Summary of consultation responses and comments – X18-01 
 
X18-01 is 2.6 ha of greenfield land on Rectory Road, Coltishall.  Coltishall 
Parish Council object to the site on the grounds that there are already 3 sites 
under consideration for development, the road has a one-way traffic system 
with the doctors surgery and primary school nearby, and access to the site is 
poor.    Concern has been expressed by residents regarding the loss of 
greenfield land over brownfield alternatives.  Objectors also commented that 
the access to this site is located on a road which has a level crossing for the 
Bure Valley Railway line on Rectory Road.  Additionally, some noted that the 
housing proposed not only exceed the Joint Core Strategy figures, but the site 
itself is further away from the services and facilities than the other suggested 
sites. 
 
The  Highway Authority commented that a suitable access on to Rectory 
Road is achievable through local improvements to Rectory Road to introduce 
one-way working, and further cycle and pedestrian links.   
 
The Environment Agency has requested a flood risk assessment is made to 
determine the extent of surface water flooding.   
 
Anglian Water also has suggested that a pre-development assessment will 
be required to ascertain the specific capacity of the sewerage network.  The 
Conservation Area and Bure Valley Walk will need to be considered and 
mitigated as a result of any direct impact from development of the site.
