Sarah forwarded your sketch the developers last week once she was happy with her position having studied the CAT report. Apologies for not copying you in.



We met with The developers last week and here is summary of Sarah’s comments regarding the attic space, insulation details and Olantigh Road elevation.



· Attic space over north range of the mediaeval quadrangle. - I have looked at Tom Foxall’s sketch proposal and now read Rupert Austen’s 2016 report, with regard to the removal of the surviving C17 garret accommodation. Rupert does go into more detail in this report, than I had previously read in the later, expanded reports. The fabric that he had observed is fragmented, much altered and open to interpretation. HE are strongly enthusiastic for the removal of the ceiling structure and the exposure of the mediaeval roof structure. I now feel confident to agree with their perspective that the removal of the later fabric should be taken as a valuable opportunity to reveal the original roof, which is retained in an almost original state, albeit at the expense of the later fabric, which is not complete, or as significant.



· Insulation details. The submitted drawings are generally ok, but I have a couple of queries for tomorrow’s meeting, which I have marked on the drawing and I can show you tomorrow morning. We will still need to condition the finer details of what they have shown.



· Olantigh Road Elevation - The submitted sketches and example details from Kingsdown House, Canterbury do not allay my concerns about the impact on this important “closed” elevation. (MARK & SARAH TO FINALISE POSITION ON PRINCIPLE OF OPENINGS THIS WEEK)



· Unit 32 - I am just looking at the separation around the stairs and I wonder if this complies with Building Regs? It is up to them to check, but we could ask tomorrow. I think it hinges on the communal access to the stairs.

I’m sorry for the delay but I now attach my sketch overlay for unit 32. I should say that I have not yet heard back from Sarah or Mark about this, so please don’t assume it has the support of Ashford BC. It nonetheless does represent what Historic England is recommending for this key unit.
