Planning Legislation regarding the new development of large animal housing/barns in rural Wales.

Dear Planning Inspectorate,

I understand that in Town and Country Planning Legislation for England re: the rural community, a domestic residence is cited as protected. This means that any new development for animal housing/sheds need to be sensitively located so as not to adversely affect the amenity of any given domestic residence within that location. For example, regardless of the size of the holding, if the proposed development is intended to house livestock, then it cannot be within 400 metres of the curtilage of any 'domestic' dwelling (except the dwelling on the holding, or on any other agricultural holding).

Is this also true for Wales?

Please accept my apologies but I have been out of the office and am now catching up on emails.

Planning Legislation in Wales is produced by the Welsh Government as opposed to the Planning Inspectorate and is covered by the Town and Country Planning Act 1990 and the Planning (Wales) Act 2015, alongside other primary and secondary legislation - all of which exists in the public domain and can be found on the Welsh Government's website (https://gov.wales/topics/planning).

Alongside Legislation there exists a set of National policy and guidance documents, again produced by the Welsh Government, which consists of Planning Policy Wales (PPW), the latest version of which has recently been produced, and a set of Technical Advice Notes (TANs). Both PPW and the TANs would likely prove to be more relevant than the legislation when looking at large animal housing/barns in rural locations, as they are able to delve deeper into specific issues than legislation can. PPW and the complete set of TANs are also available in the public domain and can be found at;

Alongside the aforementioned documents there are also a set of Circulars and policy clarification letters, once again produced by the Welsh Government and available online at; https://gov.wales/topics/planning/policy.
