Thank you for your request for information held by London Borough of

Council’s response.

Please can you provide the number of flats now housing temporary tenants
in the Achilles 'regeneration'  area proposals.

Azalea House 10.12.18 Leasehold Yes

N.B. The above information only includes properties that were used for
Temporary Accommodation (TA) during 2019. There may be other properties
that were used as TA for brief periods, for example to temporarily rehouse
residents while their main property was repaired, as that information is
not stored in accessible format.

One additional property was leased from a leaseholder as TA on 363 New
Cross Road from 2016 through to July 2019, when the leaseholder decided to
end this arrangement, meaning that there were no eligible residents at
this property at the time of the resident ballot.

Buyback of Leaseholder Properties

In total Lewisham Council completed the voluntary buyback of 2 properties
on the Achilles Street Estate before November 18^th 2019.

·         The first of these completions took place on 31/10/19 and was a
property was owned by a non-resident leaseholder, which was then rented
back to the Council for use as temporary accommodation. The tenant in
temporary accommodation was retained  after the buyback of the property,
so therefore had no impact on their eligibility to vote in the resident
ballot for estate regeneration.

·         The second completion took place on 04/11/19 and was a property
owned by a resident leaseholder. No new resident moved into the property
during the ballot period, and the purchase did affect the leaseholder’s
eligibility to vote during the resident ballot for estate regeneration.

Additionally as part of its programme of rolling buybacks across the
borough, Lewisham Homes has purchased 4 properties on the Achilles Street
Estate. These buybacks completed  on the following dates:

1.       27/03/2017

2.       25/05/2018

3.       21/09/2018

4.       01/11/2018

As with the majority of the leaseholder properties bought back by Lewisham
Homes, these properties were then used to provide temporary accommodation
for homeless families on the Achilles Street Estate, and are included in
the table above.

Currently the council has agreed terms and are proceeding with the
purchase of 3 further properties.
