Mannion Park was formerly an important part of football provision within this area. A meeting note prepared in September 2005 outlined that although the changing pavilion had been lost the pitches were still in use. The need to satisfy E4 should be identified as a constraint.
The site is a substantial extension to the existing settlement limits and constitutes a Greenfield site. The development of the site would be contrary to National, Regional and Local Planning Policy and would not be a sustainable extension to the scale of the existing settlements.

A scheme should be prepared to show housing at a similar density to the surrounding properties. This scheme should include around half to a third of the site retained as a landscaped buffer with tree and shrub planting.

|
Limited housing development in small pockets should allow for improvements in the landscape setting of the site. A new development scheme should include for improved footpath links, with better lighting and security measures.
