This has been identified as a brownfield site - this is incorrect, less than 10% of the area has been previously developed, 90% of the site is Greenfield and should be classified as such.

The site offers potential for smaller scale development adjacent to existing housing at the northern end of the site. New housing should be avoided on the area of land that slopes down towards the river valley.

A redevelopment scheme for the site should maintain separation distances with the bungalows to the rear though this would still allow for frontage development and the maintenance of a number of the existing trees.
|
|
|
It is recommended that any new development might focus on the smaller area of land adjacent to 23 Kirkstall Court. A continuation of the terrace or erection of semi-detached block would yield 2-3 houses.
