Development of this site would represent incongruous development with regard to the character of the existing settlement. The site is allocated as `Green Wedge' in the existing Local Plan. In addition to the suitability of the site itself, there appears to be a significant proportion of land projected for development in the `Swans Corner' area of Nunthorpe. The composite delivery of all these sites may result in considerable highways issues and a deformation of the character of existing settlements.

This will cause further problems on an already busy interchange.
The site does not represent a suitable location by definition of PPS3; development in this location would result in conjoining of the Nunthorpe and Ormesby settlements and therefore impact upon their individual identity. In addition to the suitability of the site itself, there appears to be a significant proportion of land projected for development in the `Swans Corner' area of Nunthorpe. The composite delivery of all these sites may result in considerable highways issues and a deformation of the character of existing settlements.

The site is neither `suitable' or sustainable for residential development. The site is physically divorced from the existing residential community and does not benefit from good access to facilities and services. Access to the site is poor and would not be suitable for additional development. The site is allocated in the adopted Local Plan as Community Forest and on Inland Special Landscape Area. It is considered that, given the site's physical separation from the remainder of the Nunthorpe area, that the emphasis should be on the retention of these allocations through the LDF in order to protect the character and form of the settlements. The delivery of this site, in addition to the other sites in this area of Nunthorpe, is likely to result in uncontrolled extension and deformation of the settlements as well as an unsustainable increase in a localised area.

The site is not suitable or sustainable for residential development, the site is physically divorced from the existing residential community and the A171/A1043 provides a natural limit to development in this area of the settlement.
The site is allocated in the adopted Local Plan as Community Forest and an Inland Special Landscape Area. The site fails many of the tests for residential development at the national, regional and local levels. Development would be unsustainable with severely restricted access to jobs, services and facilities by means other than private car. The site also adjoins a Site of Nature Conservation Importance of which development would have to be carefully managed to avoid impact.
