  • Still in draft Playing Pitch Strategy as having 1 senior and 2 junior football pitches, Sport England would expect E4 to apply.

  • It is noted that the former school building has not been identified, presumably as a result of a previous outline planning consent on the site. Notwithstanding the previous approval of planning consent on the site, it is of note that consent has now expired and the site should be included within the forthcoming LDF document. The site represents a PDL site within a sustainable and suitable location by definition of national, regional and local planning policy and is therefore considered suitable as a future residential development location.

  • A new development scheme should attempt to focus new frontage housing onto the roadside, with a design that accommodates the changes in levels. The opportunity exists to retain part of the site to the west as a landscape/ecological corridor.

  • A redevelopment scheme for the site should show provision of new lock up garages; a revised widened access into the site; a frontage development onto the road at a higher density, with lower density properties adjacent to neighbouring properties; a ground investigation report should be prepared to show whether there are any contamination issues to be addressed in the site's redevelopment.

  • The redevelopment of this site provides an opportunity to reduce on-street parking and congestion in the immediate area. The appearance of the existing site would be significantly improved with a redevelopment that includes new housing and garages. Any new development would need to take account of any overlooking issues, though the site would appear capable of providing 10-15 dwellings in a mixture of terraced and semi-detached single storey dwellings.
