Jack,
We have drawn a number of cross section through the steps which show the
side views through the steps in comparison with the current situation.
I also attached the architect's impressions in 3D showing the proposed
steps from different angles.
It seems that the current solution will provide very open river front,
as preferred by the EA, it may however result in some loss of flood
water storage within the river banks, although I haven't yet calculated
the volumes. Could you please let me have your initial thoughts on the
acceptability of this solution before we progress any further? Setting
back the steps which, on one side, would provide more storage, on other
side would encroach into the access road belonging to the Surrey County
Council, which we are not altering at this moment?
If a floodplain compensation were to be provided, the only not yet
altered areas are within the Cigarette Island Park, which would have
some adverse ecological and other impacts.

I have checked the measurement on the AutoCAD survey.
The landing stage is split in two levels: the higher level section is
2197 mm wide, the other one, which is 200 mm lower, is 1062 mm wide.
