Dear «Name1»,

Re: (Section 105 Consultation of the 1985 Housing Act) communal aerial upgrade to «block»

I am writing to advise you that Homes for Islington in partnership with BskyB is proposing to carry out a communal aerial upgrade to «block».

As you may be aware the Government has announced that the analogue TV signal for this region will be switched off by 2012. This will mean that all televisions and aerials must be adapted to receive digital signals prior to this date.

On completion of these works you will be able to access digital and satellite channels without the need for your own dish, subject to you owning the relevant receiving equipment. On completion of these works the existing aerial system will be switched off.

The cost of these works is expected to be approximately £75.00 per installation. For Leaseholders, this one off charge will be added to your yearly service charges.

In the near future an engineer from BskyB will deliver a letter asking you to make an appointment to install the new aerial socket in your lounge. This will enable you to make arrangements that are suitable for you. The engineer should only require one half-hour visit to install the new aerial socket. There will not be a need for any major works to be carried out in your property.

There is a red card accompanying this letter and would request that you place it in the bottom corner of the lounge window close to the existing TV point. This will enable the survey to assess the best cable route to your property.

Leaseholders must bear in mind that if our access to your property for the new digital upgrade is withheld, you will still be recharged the costs of installing to the new system. The new digital system is an amenity of the building that provides a service to residents. Under the terms of your lease, HFI as managing agents on behalf of your landlord, you are required to pay an apportionment of these costs.

I have attached a list of frequently asked questions that will give you more information with regards to digital TV and the announced government switchover.

An operative from Sky will require access to your property to fit a new TV connection plate and reattach your existing Sky satellite system if required. All operatives will carry identification. Please do not let any persons in your property without the correct identification.

Please do not hesitate to contact me if you require any further assistance.

Yours sincerely,
