BASIS OF OUTLINE BUDGET COST
1.1
Scope of the Works
The works comprise structural repair works to the following buildings:
•
221-229 Canongate
•
Canongate Venture
•
231 Canongate - Sailor's Ark
Note - the repair works to The Sailor's Ark assumes -
South Elevation (stone) - repairs only
West Elevation (brick) - take down facade and rebuild
North and South Elevations (brick) - repairs to all brick lintels; take down and rebuild 25% of facade
Should the North and South Elevations require to be completely taken down and rebuilt and also extensive
repairs required to the top level/roof,
the overall cost for 231 Canongate - Sailor's Ark would increase from
£1,586,600 to Â£3,265,000

Drawings
This Outline Budget Cost has been prepared using the Arup Visual Inspection Report dated October 2005,
(see Appendix 47 of Heritage Statement, Hurd Rolland March 2007) with Arup Addendum dated
November 13, 2007
1.4
Contract Conditions
This Outline Budget Cost has been based on rates obtainable using the JCT Standard Form of Building
Contract 1998 Edition in a current competitive tendering situation with a fixed price contract.
The costs are based on a tender base at 3rd Quarter 2007.
1.5
Exclusions
The following items are specifically excluded from this Outline Budget Cost:
a)
Land acquisition, finance charges, etc.
b)
Site investigation costs.
c)
Consultants fees and VAT. thereon.
d)
Removal of any contaminated or hazardous materials.
e)
Rot repairs.
f)
Planning, Statutory, Building Warrant Fees, etc.
g)
Any finishes or other non-structural works.
h)
Repairs to Caltongate Venture northern retaining walls - advised already carried out by CEC.
